Almost all decrease in value over time. People get tired of returning to the same place during the same 2-week period year after year. Many people get tired of maintenance fees. Most people are better off paying for a hotel when they visit a place. You don’t pay hotel fees when you don’t go.
I wouldn’t invest in it. If you want to invest in property, get a house or an apartment building. Timeshare is so hard to sell because you have to go proper procedures and it’s just too much hassle. It’s not like it’s your own property alone and you can do what you want. You have to consult with others. I know two people who has been trying to sell their property and couldn’t.
And there’s still property tax that you have to pay for. I have yet met anyone who had timeshare and made good money selling it. Usually it is selling out of desperation.
I agree with ff. My husband and I once bought a TS in the Garden District in New Orleans. We had a 36-hour right of recision, which we exercised once we found out about the uncapped maintenance fees and the Napoleonic code in LA.
1. That depends on where you are buying.
2. Ask the association or seller. It can vary widely depending on location and age of the time share.
3. If you can buy it at a cheap price it could be sold at a profit, but that is usually not a primary motive for buying a time share. In any real estate investment the three most important things in buying, are location, location, and location.
Timeshares are OVERPRICED rentals that you can’t GIVE away. The best tips is DON’T buy. You can rent a vacation property as needed for LESS.
FF is overly optimistic about timeshare values. There is no value to drop. They are a LIABILITY from day one.

I tried selling my timeshare a few times with no luck. Once I contacted timeshares for charity the put my timeshare on the market for 3 weeks for free. Since my timeshare did not sell which I knew it wouldn’t they put me in a program that allowed me to get the timeshare out of my name. I officially no longer own a timeshare. And I would suggest that you do not invest in a timeshare. Good luck
